You operate with generous assumptions and centered strength in difficult situations.What Youll DoTenant Relationships and Communication: Serve as the primary point of contact for tenants and owners providing updates, addressing concerns, and ensuring satisfaction and retention.Accounting: Rent collection, tenant charges, notices, utility management.Administration: Tenant applications, agreements, lease renewals, move-ins, move-outs, reports, and analysis.Maintenance: Receive and troubleshoot work orders, schedule, and dispatch vendors, communicate with tenants and owners, invoicing and billing.Compliance and Risk Management: Stay informed of landlord-tenant laws and industry regulations, ensuring properties are managed with the highest ethical and legal standards.Process Management: Youll deliver the Evergreen Experience every time by designing, implementing, and monitoring company processes. If you nerd out over processes and making data-driven decisions, youve found your team!What Were Looking ForA proven property manager with experience in local, residential property management operations.Strong knowledge of local landlord-tenant laws.Excellent communication skills and a client-focused approach.A proactive problem-solver and communicator who thrives in dynamic environments.Ability to manage multiple projects and priorities with ease.What Success Looks LikeHigh levels of customer satisfaction and retention.Meet or exceed company Key Performance Indicators (KPIs).Streamlined operations that contribute to overall company growth.Excitement to grow, learn, and pivot together as we respond to changing technology, markets, and environments.Role RequirementsAt least 2 years experience as a property manager in Oregon.Experience with Appfolio and Google Workspace.Must have a valid drivers license and a good driving record to travel between properties and perform company errands.Complete a required comprehensive background check, including criminal history, employment verification, reference checks, and drug screening.Ability to participate in after-hours maintenance on-call rotation.Ability to work Monday-Friday 8:30 am-5:00 pm in Troutdale, OR office.PLUS: Experience with ShowMojo.PLUS: Oregon Property Managers license and/or professional designations such as NARPMs RMP or MPM. If a team member is interested in obtaining their PM license, Evergreen will provide reimbursement once the license is obtained.
