Description
Facilities/Maintenance Technician
**A minimum of2 - 3 years of maintenance skills in a residential group home or commercial setting required**
The Maintenance Technician for our company supports the Property Administrator to assure proper, consistent maintenance of our residential group homes and administrative location, including building interior and exterior, grounds, walkways, driveways, and parking lots.
Schedule: Monday - Friday 8:00am - 4:30pm, with ½ hour unpaid lunch
Essential functions of the job are:
•Perform a variety of maintenance and repair work independently as instructed or assist other skilled trade personnel to maintain facilities and grounds in proper condition. This includes plumbing, electrical, carpentry, HVAC, and appliance repairs.
•Prepare surfaces for painting; apply finishes and coverings using brushes, rollers, spray equipment as necessary.
•Completes the "make-ready" process to prepare vacant rooms / apartments for new move-ins.
•Perform routine maintenance and repairs on doorknobs, locks, hinges, closures, strike plates, ensuring smooth and proper operation of interior and exterior doors.
•Operate a variety of maintenance equipment and machines including hand and power tools.
•Understand and follow oral and written directions.
•Demonstrated ability to apply principles of logical thinking to define and correct problems.
•Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, family members, visitors, contractors, direct support staff, and location supervisors. Respond courteously to questions and requests, stay calm when addressing and resolving customer issues or complaints.
•Respond to service requests in within 24-hour period.
•Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, blowing off sidewalk, pressure-washing areas, performing general cleaning, and painting curbs and as needed.
•Property Emergencies - responsible for emergencies that may arise outside of normal business hours flood, fire, power loss, etc.
•Will be on call as needed
