The Director of Maintenance is responsible for managing all maintenance operations, repairs, and preventative maintenance in their community.

Salary Range

$65,000 - $75,000 per year

Essential Job Functions
  • Oversee daily maintenance functions and train team members.
  • Create procedures for maintenance tasks.
  • Conduct safety meetings and manage safety logs.
  • Supervise safety and fire prevention programs.
  • Delegate work assignments and schedules.
  • Manage, train, and onboard staff.
  • Perform administrative duties, update tracking systems, and prepare reports.
  • Develop and implement preventative maintenance programs.
  • Ensure proper labeling and storage of hazardous chemicals.
  • Follow infection control policies.
  • Ensure apartments meet standards and laws.
  • Diagnose problems, make repairs, and follow up.
  • Prepare apartments for occupancy and supervise outside vendors.
  • Perform maintenance on electrical, HVAC, plumbing, carpentry, and appliances.
  • Track service requests and maintain records.
  • Operate within safety standards and industry regulations.
  • Perform other duties as assigned.
Knowledge and Critical Skills
  • Independent decision-making and instruction-following.
  • Effective communication and tactful interaction.
  • Knowledge of building codes and safety regulations.
  • Proficiency in Microsoft Office.
  • HUD React experience preferred.
Education and Experience
  • High School Diploma or GED.
  • Five+ years in maintenance or related experience.
  • Knowledge of mechanical, electrical, and plumbing systems.
  • Two+ years supervisory experience preferred.
  • Relevant licenses and certifications required.
Supervisory Responsibility

May supervise maintenance, housekeeping, and laundry staff.
