Overview

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will supervise personnel, leasing, maintenance, financial administration, risk management, and ensure compliance with Asset Living policies, safety, and fair housing guidelines.

Essential Duties & Responsibilities

• Personnel Management
• Regular/daily onsite attendance is required
• Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
• Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
• Complete weekly/daily office and maintenance staff schedules and assignments
• Address performance issues, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
• Promote harmony and quality job performance through support and leadership
• Ensure staff compliance with Company policies and procedures
• Financial Management: develop budgets/forecasts, monitor deposits, rent collections, and charges, and ensure timely submissions
• Monitor vendor invoices and property closeout; ensure accurate financial reports
• Strategic Leasing Management: develop yearly marketing plans, implement leasing strategies, and ensure timely lease signings and documentation
• Address resident complaints and requests to ensure satisfaction; develop retention programs
• Lease, show, and move-in prospective residents
• Administrative & Maintenance Management: ensure accurate reporting, manage emergencies, monitor service requests, and maintain property appearance
• Plan and utilize property resources, obtain bids, and supervise maintenance, construction, and rehabilitation for timely completion

Qualifications & Experience

• High School Diploma or Equivalent; Bachelor's degree preferred, or four years' housing industry experience; or equivalent combination
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
• Ability to perform on-site software functions; basic computer skills
• Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

• Ability to communicate effectively, work flexible hours including overtime, weekends, and nights as needed (emergencies)
• Occasionally lift and carry up to 25 lbs; navigate stairs, ladders, and varied environments
• Work in various temperatures and outdoor conditions as applicable

License / Equipment

• Must have reliable transportation due to emergency on-call requirements

Compensation & Benefits

Salary Range: $115,000 per year
